Evidence that we have reached the bottom in the housing market
I had the privilege of watching Richard Smith, President and CEO of Realogy Corporation, speak about the status of the national real estate market while attending the Sotheby’s Leadership Conference this past week.

Over the last several years, we have all seen the massive amounts of data that has been discussed in the media regarding the health of the real estate market. Prices have been up, down and supply has shown months of improvement only to retreat several months later. Mr. Smith explained that some of the most compelling research came when his organization began analyzing normal turnover in the housing market before the bubble that occurred in 2005.
The research found that turnover in the housing market during a normal year is about 4-5%. Turnover happens in many instances such as change in employment, death or divorce, along with a many number of factors that causes someone to need to purchase a house.
In August, total existing homes sales revived by 7.6 percent to a seasonally adjusted annual rate of 4.13 million units, up from an upwardly revised 3.84 million in July, but the new pace was down 19.0 percent compared with August 2009 sales.
So what does all this data mean? According to the US Census Bureau, there are approximately 78 million homes in the United States. At the current sales pace of 4.13 million units, we are at approximately 5 percent turnover and have remained around this number for several months.
We will need to see several months of improvement before we know if the bottom is solid, but this is good evidence that we are on the path to recovery.For more information, visit Black Rock Fine Homes

Housing supply likely to fall as strong sales continue
The real estate decline in 2008 hit developers of condominiums extremely hard throughout the world. In Coeur d’Alene, projects such as Ridgepointe Towers went back to the bank while others such as the Village at Riverstone held public auctions to clear out remaining inventory. Other projects in the area were forced to slash prices in order to compete with auction and bank-owned prices. This was good news for buyers.
Very few developers, if any, have plans to develop more condominiums in the near future. With strong sales in the condo market, and few projects on the horizon, supply will decline in the coming years. And while this is a good sign for the market, eventually prices will climb due to the lack of inventory and an artificial bubble could possibly form until more inventory can be produced to help meet demand.
Only time will tell how the market will react to a declining supply in housing. Buyers and sellers alike are still fearful to make an investment in real estate even as a bottom nears.

Encouraging signs in the Coeur d'Alene real estate market
The real estate market continued a decline throughout the past several months and this has been marked by the the overwhelming amount of media attention drawn to continued poor numbers. And while these statistics are far from encouraging, it seems as though in the past several weeks, buyers have begun to enter the market as an apparent bottom nears.
Markets have begun to stabilize throughout the world and the housing marketing in the US is starting to show obvious signs of recovery. In Coeur d'Alene, Black Rock Properties Group and Tomlinson Sotheby's International Realty have seen an increase in traffic, offers submitted as well as offers pending of real estate throughout the Coeur d'Alene area.

Advice for foreign home buyers
House of Representatives bill H.R. 5072, known as the FHA Reform Act of 2010, has passed the House and been referred to the Senate. As now written, it will require that non-permanent resident aliens have both a Social Security number and be authorized to work in the U.S. to qualify for an FHA loan. It is expected to pass later this year.
What does this mean if you are a foreign home buyer? It means the time is now to take advantage of low rates and great buys before it becomes more difficult for you to buy real estate in the United States.
It's a very straightforward process if you pay all-cash. If you need a mortgage, the process will be a bit more challenging depending on what country you are coming from. If you have diplomatic immunity, forget about the buying process and look for something to rent. Immunity from US laws would prevent lenders from seeking redress should you default on your loan.
Assuming you don't have diplomatic immunity, get your paperwork in order. Expect lenders to ask you to show at least a two-year history of employment and credit history in the U.S. or another country. You'll also have to prove legal residency in the U.S. for at least two years; if you haven't lived here that long, some lenders will accept two bank references instead. While no specific documents are required to prove these things, each lender you talk to will have varying degrees of required paperwork needed to obtain the loan. You also should be prepared to show your passport, a valid visa, and, if you have it, work authorization. As with any loan in today's market, it is best to be 100% prepared prior to beginning the application process.
If you need a jumbo loan to buy a high-end property, lenders are likely to demand at least a 25% down payment and may charge you a higher interest rate than they would an American citizen. But if you're applying for a conforming loan guaranteed by the government-sponsored entities such as Fannie Mae or Freddie Mac, you will have the same access as an American citizen to all of their programs, at the same interest rates, and with the same terms and fees.
You also should investigate Federal Housing Administration loans. Loan limits differ throughout the country, and are lower in less expensive places such as Idaho. Moreover, down payments for borrowers with excellent credit can be as low as 3.5%. But as stated above, act quickly. 5. Main-floor master suite. This is a must feature for empty-nesters and certain other buyers, and appears to be getting more popular in general. That could help explain why demand for upstairs laundries is declining after several years of popularity gains.
6. Outdoor living room. The popularity of outdoor spaces continues to grow, even in Canada. The idea of an outdoor room is even more popular than an outdoor cooking area, meaning people are willing to spend more time outside.
7. Master suite soaker tubs. Whirlpools are still desirable for many home buyers, but they clearly went down a notch in the latest survey. Oversize showers with seating areas are also moving up in popularity.
8. Stone and brick exteriors. Stucco and vinyl don't make the cut.

The new digital age of real estate and further uses of the Apple iPad for real estate professionals
Nearly four months have passed since I wrote an article about the benefits the Apple iPad brings to real estate brokers and agents in Coeur d'Alene and throughout the world. Things such as size, weight and ease of use were all major factors that made me realize the iPad could be a valuable tool for Realtors. And after months of use and finding ways to implement the device, I am pleased to say that the Apple iPad has transformed the way that the business of selling real estate is conducted in our office.
Here are just some of the ways that Black Rock Properties has implemented the device into our daily routine:
- Wireless email anywhere: Yes we all have cell phones that can send and receive email on the go, but how many times a day do you wish you could manipulate the document you just received without having to go to a laptop or desktop computer? Editing the new PowerPoint on the go or finishing the memo to employees is possible on the Apple iPad. Not to mention the ability to always be connected to your clients.
